Construction Boom on Sarajevska: New Projects in Preparation

The long-anticipated renovation of Sarajevska road in Zagreb has just begun, yet it has already attracted significant interest from investors for various construction projects along it. With the completion of the road, tram line, and viaduct above the Zagreb Railway Station, the city will gain a new southern entrance, while residents of the surrounding neighborhoods of Utrina, Travno, Dugave, Hrelić, and Jakuševac will receive long-awaited new amenities.

As we have learned, two strong brands plan to open their branches along the future Sarajevska, and numerous new residential and commercial buildings are in the works.

Permits Requested by McDonald’s and Cinestar

We are talking about none other than McDonald’s, which will open its new fast-food restaurant along the western side of Sarajevska road, the eighteenth in Zagreb. Although McDonald’s has neither confirmed nor denied to Lider that they will build and open a new restaurant, the company Imogeo, a sister company of Global Food, the franchise holder of McDonald’s in Croatia, has received a building permit for the construction of a new restaurant on Sarajevska road.

In response to inquiries about the construction of the new restaurant, McDonald’s only emphasized that they are continuously developing their business and that they are defining ‘upcoming projects’ in accordance with their long-term growth strategy.

Right next to the eastern part of Sarajevska road, the company Blitz has had its headquarters at Kamenarka 1 since 1995, which, together with the company CineStar Germany, is owned by Blitz – CineStar, a chain of cinemas. At the same location, as they confirmed to Lider, their affiliated company First Element, specialized in real estate development, also holds properties.

However, they emphasize that ‘the construction of cinemas at this location is not being considered’, but they do have various real estate projects planned, predominantly of a commercial, sports, and residential nature. They also note that these plans are still in the development phase.

Two New Residential-Commercial Buildings

At the very beginning of Sarajevska road, near the roundabout at Zapruđe, on October 1 of this year, the company GET nekretnine requested a building permit for the construction of a residential-commercial building, which includes plans for the construction of a kindergarten. However, although the processing of the building permit is currently suspended, it is certain that a new complex of buildings with various amenities could emerge at that location at some point.

A little further down from the aforementioned headquarters of CineStar, a location permit has also been requested for Project Sarajevska, backed by the eponymous real estate company. According to their plans, a residential-commercial building with 88 apartments on five floors and two commercial spaces for retail purposes will be built on the land along Sarajevska road in Jakuševac. Additionally, the construction of parking lots and green areas is also planned.

With the new residential-commercial buildings and the arrival of well-known restaurants and other amenities, this part of the city will undoubtedly gain a new perspective and function. The mentioned projects are just part of the investments planned along Sarajevska road, and the final deadline for the construction of the road, tram line, and viaduct by the end of 2028 or early 2029 will show how the area will specifically change.
