Zlatko Hrkać, CEO, co-founder, and co-owner of Sofa IT, the company behind the popular sports application Sofascore, has purchased an unfinished building at the intersection of Zagrebačka Avenue and Ulica Hrvatskog Sokola in Zagreb, which has been vacant for years.

The property was acquired on June 18, 2025, through the company F&D Re Vrbani, along with Dario Bošnjak, who has extensive experience in the real estate sector. The building was purchased from B2 portfolio, a company engaged in debt acquisition, following a series of legal and ownership changes that had hindered its use for years.

Hrkać confirms to Lider that the building will house office and retail spaces.

– At this stage, we do not yet have a detailed decision on who the specific tenants will be, but the general idea is to revitalize the property and make it useful for the business community – emphasizes Hrkać, without disclosing the amount of investment involved.

It is not surprising that Hrkać chose to buy this particular building. Given that Sofascore’s headquarters has been located in Vrbanima for many years, Hrkać knows this part of the city very well, recognizing that the neighborhood is practical and well-connected, and not as congested as some other parts of Zagreb.

Additionally, he decided to invest in the building knowing that there is a shortage of quality office spaces in Zagreb, especially in the western part of the city.

However, he emphasizes that this is a private investment, completely separate from Sofascore’s operations, and they currently do not plan to relocate the company to this building.

It is worth noting that Ivan Bešlić, also a co-founder and co-owner of Sofascore, recently spoke about investing in real estate, having purchased a property on Selska Road in Zagreb with his company Zgrada Selska. (Real estate purchases are typically conducted through a separately established company.)

However, both Bešlić and Hrkać are focused on Sofascore’s business and the IT industry, and their investments in real estate are private ventures.

– I remain primarily fully focused on the further development of Sofascore. This is primarily a private investment in collaboration with a partner who has knowledge and experience, and is more a result of a good partnership than a personal ambition to enter the real estate business. My primary focus remains Sofascore – says Hrkać.
