The average price per square meter of sold new apartments in Croatia in the first half of 2025 was 2,754 euros, which is 15.9 percent higher than in the first half of 2024 and 5.3 percent higher than in the second half of 2024, according to data from the Croatian Bureau of Statistics (DZS). In Zagreb, the average price per square meter of a new apartment was 2,958 euros, which is 4.5 percent higher than a year earlier, while in other settlements it was 2,511 euros, or 22 percent higher.
At the same time, the average price per square meter of new apartments sold by commercial companies and other legal entities, excluding the program of socially encouraged housing (POS), was 2,766 euros, which is 11.8 percent higher compared to the first half of 2024, and 4.3 percent higher compared to the second half of the same year. The price per square meter of these apartments in Zagreb increased by 4.6 percent to 2,964 euros, while in other settlements it rose by 16.1 percent to 2,528 euros.
The average price per square meter of POS apartments in the first half of this year was 1,245 euros, which is 7.2 percent lower compared to the previous year. In Zagreb, it amounted to 1,030 euros, an increase of 5.4 percent, while in other settlements it fell by 3.3 percent to 1,303 euros. In the calculation of the total average price per square meter of apartments in the first half of 2025, POS apartments accounted for 0.8 percent of the total volume of monitored sold square meters, while other sellers accounted for 99.2 percent.
