The Croatian real estate market continues to exhibit very dynamic trends in 2024. Njuškalo, in its extensive analysis, compared the movement of asking prices for square meters of apartments and houses across all counties over the past two years.
Data shows a continuous increase in asking prices for residential square meters in all counties, except for Virovitica-Podravina, which recorded a decrease of 3% in asking prices for apartments. The average asking price per square meter of an apartment in 2024 was €3,543, representing an increase of 12.66% compared to the average asking price of €3,145 in 2023. Compared to 2022, when the average asking price was €2,658 per square meter, the increase is significant at 33.3%.

The square meters of houses have recently become increasingly popular, as evidenced by the upward trend in average asking prices per square meter. In the category of houses, all counties recorded an increase in asking prices, with the average asking amount for a square meter of a house in 2024 being €2,731. This represents an increase of 14.4% compared to the asking prices from 2023, when the average asking price was €2,387 per square meter. While you will pay significantly less for a square meter of a house than for an apartment, the increase in asking prices compared to 2022 is even more pronounced in the housing market. In fact, during 2022, the average asking price for a square meter of a house was €1,863, which is an increase of almost 47% when compared to 2024.

Movement of asking prices for apartments by county
Among the counties, the highest asking prices for a square meter of an apartment are recorded in Istria, Split-Dalmatia, and Dubrovnik-Neretva. In Istria, the average asking price for a square meter of an apartment in 2024 was €3,750, which is an increase of 8% compared to the asking price of €3,485 in 2023.
In Split-Dalmatia County, the average asking price for a square meter of an apartment last year was €3,748, while in 2023, the asking price for a square meter of an apartment in this county averaged €3,435, marking an increase of 9%. For Dubrovnik-Neretva, the average asking price for residential square meters was €3,705, while in 2023 it was 5% lower, at €3,545 for a square meter of an apartment.
The lowest asking prices for a square meter of an apartment in 2024 were in Požega-Slavonia, Vukovar-Syrmia, and Sisak-Moslavina counties. Požega-Slavonia County, although the cheapest according to average asking prices per square meter of an apartment, recorded an increase of 11% compared to 2023. Last year, the average asking price was €1,120, while in 2023, it was €1,026. For Vukovar-Syrmia County, the average asking prices for a square meter of an apartment increased by 11% when comparing 2023 and 2024. Last year, prices were €1,286, while the year before, they were €1,164. In Sisak-Moslavina County, last year the average asking price was €1,170 per square meter, which is an increase of 12% compared to the asking price of €1,170 the year before.
The four counties that recorded the highest percentage increase in asking prices for a square meter of an apartment when comparing 2023 and 2024 were: Krapina-Zagorje, Karlovac, Brod-Posavina, and Međimurje. The only county that recorded a decrease in asking prices is Virovitica-Podravina. —
