City Center one Split: Sustainability, Trends, and New Brands

City Center one Split is the first property in Croatia aligned with EU taxonomy, a prestigious standard that defines activities related to ecological sustainability. According to the criteria of the EU taxonomy, developed by a group of experts established by the European Commission, City Center one Split has significantly contributed to the ecological goal of ‘Mitigating Climate Change’. With this important recognition, the center gains numerous advantages, such as increased resilience to climate risks, reduced operational costs, preservation of market value, enhanced attractiveness of the property for investors and tenants, and ensuring a competitive advantage in the market.

Additionally, City Center one Split is a recipient of the Gold DGNB certificate, one of the most recognized global standards for sustainable construction and property management, which means that demanding criteria related to environmental construction and socio-cultural and economic quality have been met, placing the Split center in the prestigious circle of long-term economically sustainable properties.

These two recognitions crown an investment worth over 20 million euros that has been made to create a modern, more functional, sustainable, and exceptionally attractive space that meets the needs of all visitors and adds value for approximately 200 tenants operating in the center. Led by a professional team from CC Real, the company managing City Center one, the renovation project lasted about a year and a half, and the segmented works were carried out in such a way that the center operated uninterrupted throughout.

– After carefully listening to the market and conducting detailed research, we realized it was time for change. With this project, we aimed to strengthen the Center’s position as a hub for the local community by creating a place for relaxation, socializing, and shopping, where residents of the city and surrounding areas can enjoy their time. The City remains City, it has just become even better – emphasized Nikola Lozina, Center Manager from CC Real.

The combination of wood and metal has modernized the interior space, and nearly 1,000 plants have been arranged in the facades of the galleries, a large green wall, and self-standing flower pots around the Center itself. A total of 13 tons of steel and 2 kilometers of glass slats were used for the entrance bridges connecting the garage and the center, and the entire property is illuminated with LED lighting. 70,000 square meters of walls have been painted, and 11,000 square meters of the center’s common space have been refreshed. The works also included the retail spaces of tenants – as much as 16,000 square meters, which is why more than 40 tenants changed, redesigned, or relocated their stores within the center to better group the offerings according to goods and services.

The offering has also been enhanced: Dermacare, Montre, Krona Exclusive, and Hoću knjigu are among the latest to open their stores at Vukovarska 207, and other renowned brands are also in the pipeline. The gastro segment has been strengthened with recognizable names. Thus, the well-known restaurant chain Batak chose City Center one as its first location in Split, and the popular Koykan is also on the way. The offering of this shopping center, which opened nearly 15 years ago, will be completed by the end of the year with the opening of an original, specially designed segment that combines numerous entertainment activities, socializing, and unforgettable experiences, thus fully justifying the slogan that marked the renovation phase: ‘The same place, a new vibe‘.
