The first phase of the construction of the luxury resort Molum Hotel & Residences by the Sunny Resort company owned by Jako Andabak will be completed at the beginning of next year, the investor confirmed to us today, who is building a hotel, marina, and residential part in the town of Sv. Filip and Jakov, which has just gone on sale. The investment of a total of 120 keys will ultimately amount to around 50 million euros, or about 400 thousand euros per key, and in the next phase, the construction of the marina is also planned, which should receive its first boats in June 2014, reveals Andabak for Lider. As is known, after selling the company Sunce hoteli two and a half years ago, announcing his gradual exit from tourism to focus on agriculture and energy, Jako Andabak has returned as an investor to the Adriatic, this time in the municipality of Sv. Filip and Jakov, where he intends to bring a luxury tourist offer for the first time.
The Molum resort is being built on the site of the former apartment complex Croatia, on a total area of 35,000 m2 by the sea, and alongside the 5-star resort, a marina with 127 berths is being constructed, after Andabak received a concession from the municipality last year. The investment in the marina alone is expected to amount to around 10 million euros.
– As we once did in Brela, our idea is to bring luxury to a destination that is currently rated at 3 stars, thus enabling the extension of the tourist season and creating added value – explained the investor this spring.
The Molum resort consists of a hotel, six buildings with 60 luxury residences, in front of which there is a landscaped beach, several large pools, a children’s pool, and a playground, and in the next phase, the construction of luxury villas is also planned.
These 60 mentioned residences are already on the market for sale, under the model of serviced residences, and are being sold at a price of 5,100 euros per square meter and up. The manager of Molum Hotel & Residences guarantees buyers a minimum annual return of 4 percent of the purchase price/investment for the first four years, until the end of 2027. The residences are sold as condominium ownership. The subject of sale is a furnished residence that represents part of Molum Hotel & Residences, which is intended for tourist rental and which the owner can use along with all the advantages provided by the resort. The opening of the resort is announced by the Regent agency for July 2024.
The project for the hotel and apartments is signed by the Samobor office Urban Ideas, and after this part is completed, the realization of the most luxurious part of the project, the construction of seven super-luxurious villas designed by Maria Francesca Piscitelli Gotovina, will begin. The construction works are carried out by Radnik from KriĹževci.
The seven villas with pools will be sold under the same model as the apartments. Each villa is being built on land sizes ranging from 900 to 1000 square meters, ensuring privacy, and they are located in the first two rows to the sea. Each villa will have a basement, ground floor, and first floor.
In the basement of each of them, there will be a garage, storage room, and technical room, on the ground floor a living area, and on the first floor bedrooms with bathrooms and other amenities. The ground floor will also feature covered terraces leading to the pool and lounge area. A special attraction will be the hydromassage pools located on the terraces on the upper floors of the villas, with a ‘waterfall’ into the pool on the ground floor.
