Completed Works on the Construction of the Marišćina K-2 Business Zone in Viškovo

Today’s press conference held in the newly constructed Marišćina K-2 Business Zone marked the completion of works on the construction of the Marišćina K-2 Business Zone in the Municipality of Viškovo. As reported from Viškovo, this is a capital infrastructure project that will, among other things, increase entrepreneurial activity in the Viškovo area, create conditions for the opening of new jobs, further position Viškovo as an environment favorable for business, generate new revenues for the municipal budget, and bring a range of other positive effects.

Municipal Mayor Sanja Udović expressed satisfaction with the completion of works on this important project that will give a new impetus to the economic development of the municipality with 1,200 economic entities.

– This is primarily an impulse for the further development of our economy as we have long been recognized as an area with a highly developed entrepreneurial spirit. In the Marišćina Business Zone, which has been planned and developed since the beginning, investors will be able to purchase finished plots equipped with all necessary infrastructure and resolved ownership relations by the end of the year. This zone has a whole range of advantages, the most important being its favorable geopolitical position as it is well connected to all major traffic routes in the wider area.

Based on the Public Call for Expression of Interest for the purchase of land in the Marišćina K-2 Business Zone, I can say that there is no shortage of interest, which means that we will soon have new economic entities here. Consequently, it is expected that new economic entities will create new jobs, and I hope that residents of Viškovo will also find their jobs, enabling them to realize their business and life interests and potentials right in Viškovo. Furthermore, the sale of land will strengthen the fiscal capacity of the municipality and generate new revenues for the municipal budget, which we must not overlook. Especially in light of the fact that we have realized this project with a very high percentage of almost 90 percent through non-repayable European funds, allowing us to direct municipal budget funds to some new projects.

Thanks to the previous knowledge and experience of the municipal administration in attracting non-repayable EU funds, through the mechanism of Integrated Territorial Investments of the Urban Agglomeration of Rijeka, we have been approved around 1.6 million euros from the Ministry of Regional Development and European Union Funds for the realization of the project, as well as an additional approximately 200 thousand euros for co-financing our own participation. Given that we received a bid during the procurement process that was below the estimated value, these figures will be slightly adjusted. The total estimated value of the project is 2 million and 650 thousand euros.

I must also say that we received part of the land on which this zone was built as a donation from the Republic of Croatia, for which I thank the Ministry of Physical Planning, Construction and State Property. I also thank the Ministry of Regional Development and European Union Funds for recognizing the importance of this project, both financially and through the Urban Agglomeration of Rijeka. Thank you to everyone who contributed to the realization of this project, especially the City of Rijeka as the seat of the Urban Agglomeration of Rijeka, as without them it would not have been possible to draw funds through the ITU mechanism. Thank you to the Primorje-Gorski Kotar County for co-financing the preparation of project documentation for the future connection with the Kunfin Business Zone in Klana. Thank you to HAKOM, HEP, ViK, the mining inspection of the State Inspectorate, the designers, and the contractor GP Krk. The conference was also attended by the Primorje-Gorski Kotar County Governor Zlatko Komadina, considering that the county previously co-financed the preparation of part of the project documentation for the future connection of the Marišćina K-2 Business Zone with the Kunfin Business Zone in Klana.

– We always support every step in building economic infrastructure, we started with small zones co-financing almost every municipality for the preparation of project documentation, and we have invested a little in infrastructure in some places. We need to look at the bigger picture of this story; you heard that there will be a connection with the Kunfin zone in Klana, the Miklavija Business Zone in Matulji is also nearby, and this western part of the county will be connected by road D 403 to the port terminal and the Zagreb waterfront. Our infrastructure is potentially the largest in Croatia, so I believe that in the future, the development of port and other activities will bring economic development, production facilities, logistics, everything that goes along with the transport of goods and services. There is also energy, the Krk story; this part of the edge of our county is the most potent in economic development. I congratulate Mayor Sanja Udović and everyone in Viškovo for coming from documentation to the constructed Business Zone. Thank you to the Ministry of Regional Development and European Union Funds for the financing; I expect to meet here when the first hall and the first production facility are built – said the Primorje-Gorski Kotar County Governor Zlatko Komadina.

Sanjin Vranković, the project manager for the construction of the Marišćina K-2 Business Zone, stated that a 400 m long road with a turnaround and sidewalks, a water supply network for water supply and fire protection needs, a gas and electrical energy network, a DTK network for optical infrastructure, and public lighting have been installed. A stormwater drainage system, an electric vehicle charging station, and a small parking lot have also been built.

– As part of the construction, land has been prepared for the construction of business buildings on an area larger than 25,000 m2. The Marišćina K-2 Business Zone covers an area of 7.71 hectares and contains a total of 13 plots with a total area of over 60,000.00 m2. It will accommodate economic entities predominantly of a production-service nature, i.e., facilities for the production, processing, and treatment of food, textile, metal, concrete, wooden, and other products, storage-sales spaces, wholesale stores, business incubators, communal and service activities – said Sanjin Vranković as the head of the municipal Department for Planning and Spatial Development, construction of communal infrastructure and public and social purpose facilities, EU projects, and public procurement.
