State Properties Seek Tenants for 28 Commercial Spaces

State Properties have announced a tender for the lease of 28 commercial spaces in eight cities, with the deadline for submitting offers set for Friday, October 28, 2022, by 12 PM.

The commercial spaces are located in Zagreb, Split, Rijeka, Pula, Metković, Varaždin, Osijek, and Beli Manastir and can be viewed during designated times from October 17 to 21, as stated by State Properties in a press release published today.

The majority of spaces, 20 in total, are offered for lease in Zagreb, of which five commercial spaces are in the Zagreb zero zone, ranging in size from approximately 20 to 100 square meters.

State Properties emphasize that for street spaces in high-traffic locations at Radićeva 11 and Gundulićeva 9, the starting rent is 108 kuna per square meter, while for a space of 110 square meters on the first floor of a street building at Ilica 37 (opposite Mesnička), the starting amount is 73 kuna per square meter.

In the zero zone, two courtyard spaces are also offered with a starting rent of 54 kuna per square meter for the space at Gajeva 6 and around 38 kuna per square meter for the space at Teslina 8.

The remaining offered spaces are mostly located in the second and third city zones, with State Properties highlighting a space of 87 square meters on the ninth floor of a building at Vukovarska 62C with a starting rent of around 32 kuna per square meter.

In addition to Zagreb, a commercial space in the zero city zone is offered at Ante Starčević Square in Osijek, with a starting rent for a street space of 112 square meters set at 56 kuna per square meter.

The largest spaces offered in the tender are located in Split, Rijeka, and Beli Manastir, with a starting amount of 40 kuna per square meter for the lease of the ground floor and first floor of a commercial property of approximately 330 square meters at Trg slobode 24b in Beli Manastir, while for the lease of 300 square meters of commercial space in Rijeka, at the location Stube Marka Remsa 14B, the starting rent is 30 kuna per square meter. The space in Split is approximately 262 square meters and is offered for lease for storage activities at a starting price of 20 kuna per square meter.

The offered commercial spaces are leased in their current condition for a period of ten years, and legal entities, associations, and individuals with a registered craft or independent professional activity can participate. The right to conclude a contract is granted to the most favorable bidder who meets the tender conditions and offers the highest rent amount, and for the first month from the conclusion of the lease agreement, tenants are exempt from paying rent, as stated among other things in the press release from State Properties, which has published the tender with detailed information about the spaces and photographs with floor plans on its website.
