The State is Selling Commercial Spaces for More Than 10 Million Kuna and Also Offers Leasing

The Ministry of State Property has announced tenders for the sale of 41 commercial spaces in state ownership, with total requested starting prices exceeding 10 million kuna, and is also seeking tenants for ten spaces, to which interested parties can apply by July 7 and June 23, the Ministry announced.

Most of the commercial spaces for sale and lease are in Zagreb, and they are sold and leased on a ‘seen-bought/leased’ basis, with the Ministry emphasizing that offers will not be considered after the specified deadlines and that all epidemiological measures will be respected during the opening.

More than 10 million kuna in total for 41 commercial spaces

For 41 state commercial spaces, a total of more than 10 million kuna is initially requested (when all starting prices are summed). Offers are accepted until July 7 at 10 a.m. at the Ministry of State Property. They can be submitted by Croatian citizens and citizens of countries that are part of the European Economic Area and with which Croatia has a reciprocity agreement for acquiring real estate.

The most favorable offer will be considered the one with the highest price, which must be greater than the starting price.

Most of the advertised spaces are in basements or street-level ground floors, without arranged sanitary facilities, gas, and water meters, and some even without electricity.

The highest number of commercial spaces – 20, is in Zagreb specifically in the city center, followed by eight in Osijek, six in Karlovac, four in Rijeka, and a few in Pula, Labin, and elsewhere.

Among the Zagreb spaces, starting prices range from 38.3 thousand kuna for garages of 12.5 square meters, which is also the lowest price among all spaces that the state is selling, to 721 thousand kuna for 77 square meters of street-level ground floor.

Leasing monthly from 560 to more than 12 thousand kuna

For leasing ten commercial spaces, the public call conducted by the company State Real Estate is open until June 23 at 12 p.m.

In this call, there are also the most spaces in Zagreb, six, and two each in Split and Osijek, where the highest starting monthly net lease is sought, slightly above 12.6 thousand kuna for a space of 223.3 square meters.

The smallest amount of monthly rent is 560 kuna for 13 square meters, also in Osijek, and with those who meet the conditions, including paid deposits and others, the state will conclude a lease agreement for a commercial space for a fixed period of 10 years.
