APN: 12 banks submitted offers for subsidized housing loans

The Agency for Legal Transactions and Real Estate Mediation (APN) has received 12 offers from banks for the conclusion of contracts for the provision of subsidized housing loans, they reported on Tuesday from APN, adding that a list of credit institutions with which they will conclude a contract will be published by mid-August, and a public call for citizens to submit applications for subsidies for this calendar year will be announced at the beginning of September.

Offers for participation in this business were sent to APN by Podravska banka, Privredna banka Zagreb, Erste&Steiermarkische Bank, Hrvatska poštanska banka, OTP banka, Karlovačka banka, Raiffeisen Bank Austria, Istarska kreditna banka Umag, Splitska banka, Croatia banka, HPB – Stambena štedionica and Zagrebačka banka.

APN, namely, announced a call for collecting offers for the conclusion of contracts for the provision of subsidized loans on July 27, inviting all credit institutions that can perform lending activities in the country to submit an offer for concluding a contract with the Republic of Croatia.

By their offer, credit institutions committed to perform activities under the conditions and in the manner specified by the Law on Subsidizing Housing Loans or under conditions that are more favorable for the loan user or the Republic of Croatia than the conditions prescribed by the Law. The deadline for submitting offers was August 6, 2018.

APN will conclude a contract for the provision of subsidized loans on behalf of the Republic of Croatia with all credit institutions whose offers are accepted within 8 days from the expiration of the deadline for submitting offers. A list of credit institutions with which APN will conclude a contract for the provision of subsidized loans will be published by August 14, 2018, on the official websites of APN and the Ministry of Construction and Physical Planning.

Otherwise, amendments to the Law adopted at the end of June enabled further subsidization of housing loans for young people, every calendar year until December 31, 2020. A public call for citizens for this calendar year is planned to be announced in September.

Citizens residing in the Republic of Croatia who meet the conditions for obtaining a housing loan set by the credit institution, who are not older than 45 years, and who, or whose spouse, life partner, or informal life partner, do not own an apartment or house, or who own only one apartment or house which they are selling to purchase a larger apartment or house, or for the construction of a house for their own housing needs, will be able to submit an application for subsidization of housing loans.

Subsidization of loans will be granted for the purchase of an apartment or house, or for the construction of a house up to a maximum of 1,500 euros per square meter in kuna equivalent according to the average exchange rate of the Croatian National Bank, or up to the maximum loan amount of 100,000 euros in kuna equivalent according to the average exchange rate of the Croatian National Bank on the day of loan disbursement, and whose repayment period must not be shorter than 15 years.

The amount of the subsidy will depend on the development index of the place where the property is purchased or built and will range from 30 to 51 percent.

Otherwise, as of January 29 of this year, 2,328 subsidized housing loans have been approved in Croatia, of which 1,689 for the purchase of an apartment, 463 for the purchase of a house, and 176 for the construction of a house.
