Smokvica is leased to a Hungarian fund backed by Todorić’s friend Csanyi

On Thursday, Minister of State Property Goran Marić signed a lease agreement for real estate on the island of Smokvica Vela with representatives of the company Zelena nekretnina d.o.o., which was recently established by a Hungarian fund. The lease is for 30 years, with an annual rent of 6.1 million kuna.

“After a quarter-century of using Smokvica free of charge, the Republic of Croatia is leasing it for 30 years for about 184 million kuna,” said Marić, who signed the lease agreement with the director of Zelena nekretnina d.o.o., Czaba Miklos Svernyaek.

The minister emphasizes that the lease agreement for the island of Smokvica rehabilitates state property and puts it into function.

“The Ministry of State Property has set a guideline with this agreement on how to manage all forms of state property. The era of illegal use of state property is coming to an end. The same fate awaits all illegal users, and there will be no place for the use of state property without compensation in the future,” he stated.

The public call for the lease of real estate on the island of Smokvica, which was returned to state ownership last year after being used for years by the Todorić family, lasted from May 12 to June 20, and only the offer from Zelena nekretnina, backed by Hungarian capital, was received.

The director of Zelena nekretnina, Czaba Miklos Svernyaek, briefly stated that he is pleased they won the tender and eagerly anticipates further cooperation, but he did not wish to answer journalists’ questions.

According to data from the court register, the company Zelena nekretnina d.o.o. was established in early June (June 7), with a capital of 6.48 million kuna, and the sole founder is the Hungarian fund Balansz Zartkoru Nyiltvegu Intezmenyi Ingatlan Alap.

Minister Marić stated that the founder of Zelena nekretnina d.o.o. is a fund from Hungary and that he is not familiar with the activities of that fund. The ministry announced the tender under certain conditions, and their offer was the only valid one, he said.

He explained that the lease agreement for Smokvica does not foresee a concession but only a lease. The agreement does not foresee construction but only the lease of existing properties, and no alterations can be made without the Ministry’s consent, he added.

According to Minister Marić’s announcement, the handover will take place after the public notary certifies the agreement, which stipulates that the lessee will take possession on August 1, and from then on, the fee will be paid.

Moreover, it is rumored that OTP Bank Hungary, which purchased Splitska banka, is behind the Hungarian fund, or rather a good friend of Ivica Todorić and probably the most powerful businessman in Hungary: Sandor Csanyi, writes 24 sata.

A few years ago, Forbes wrote about Csanyi, the first Hungarian billionaire, and due to his business achievements, he was also included on the list of the richest people in the world.
