Only apartments in Gornja Dubrava recorded a price increase

According to the Real Estate Price Index, the asking prices of real estate are declining both annually and monthly.

Compared to July 2012, the asking prices of real estate have fallen by 5.9%, while compared to last month, prices are down by just 0.2%, according to the analysis by CentarNekretnina.

In July 2013, compared to June, real estate prices in the Zagreb market are down by 0.3%. On an annual basis, compared to July 2012, the asking prices of real estate in Zagreb and its surroundings have decreased by 7.1%. It is important to note that the index is still below the level of 2006.

The average asking price of an apartment in Zagreb in July is €1,596/m2, which is slightly lower compared to June (-0.2%), and 6.6% lower compared to July 2012.
Compared to the same period last year, asking prices for apartments have fallen in all districts except in Gornja Dubrava, where the price is 1.9% higher than last year.

In only two districts in Zagreb, the average asking prices for apartments are above 2,000 kuna. The most expensive apartments are still in the Medveščak district, with an average price of  €2,178/m2, followed by apartments in the Center district with a price of €2,027/m2. 
The lowest apartment prices are in Sesvete, where the average price in July is
€1,139/m2, and in Donja Dubrava, where the price is €1,369/m2.

In addition to prices in Zagreb, real estate prices on the Adriatic are also declining annually (-4.3%). On a monthly basis, compared to June, prices have not changed significantly (-0.1%).

The asking price of houses on the Adriatic in July was €1,514/m2, which is just 0.1% less than last month, and 5.5% less compared to July 2012. The average price per square meter of apartments on the Adriatic is 0.2% higher than last month, while on an annual basis it is 0.6% lower, amounting to €1,967/m2. In addition to the Dubrovnik-Neretva and Split-Dalmatia counties, asking prices for apartments are above €2,000 in the Primorje-Gorski Kotar county.
On the other hand, the most affordable vacation properties are weekend houses in the Lika-Senj county, with a price of €1,651/m2. The average asking price of an apartment on the Adriatic is 0.4% lower than in June, amounting to €1,575/m2. Compared to a year earlier, the asking price for apartments is 7.0% lower. 

When we look at the price movements of apartments in the largest Croatian cities, apartment prices in Split are down by as much as 13.0% compared to June 2012, while in Rijeka they have fallen by 5.3%. The average asking price of an apartment in Split in June is €2,130/m2, while in Rijeka it is significantly lower, at €1,506/m2. Apartment prices in Osijek have fallen by 2.2% compared to last year.
