According to the Real Estate Price Index, the asking prices of real estate are declining on both an annual and monthly basis, states the analysis by CentarNekretnina.
Compared to June 2012, the asking prices of real estate have fallen by 4.9%, while prices are down by 0.9% compared to last month.
In June 2013, compared to May, real estate prices in the Zagreb market are down by 0.8%. On an annual basis, compared to June 2012, the asking prices of real estate in Zagreb and its surroundings have decreased by 6.9%. It is important to note that the index is still below the level of 2006.
The average asking price of an apartment in Zagreb in June is 1,599 euros/m2, which is lower compared to May (-0.7%), and 6.3% lower compared to June 2012.
Compared to the same period last year, the asking prices of apartments have fallen in all districts except in Gornja Dubrava, where the price is 0.4% higher than last year.
In only two districts in Zagreb, the average asking prices of apartments are above 2,000 euros. The most expensive apartments are still in the Medveščak district, with an average price of
2,220 euros/m2, followed by apartments in the Center district with a price of 2,046 euros/m2.
The lowest apartment prices are in Sesvete, where the average price in June is
1,144 euros/m2, and in Donja Dubrava, where the price is 1,367 euros/m2.
In addition to prices in Zagreb, real estate prices on the Adriatic are also declining on an annual basis (-4.9%). On a monthly basis, compared to May, real estate prices on the Adriatic are down by 1.1%.
The asking price of houses on the Adriatic in June was 1,516 euros/m2, which is 1.0% less than last month, and 5.9% less compared to June 2012.
