Center and Medveščak Still Above 2000 Euros

The requested real estate prices are declining both annually and monthly, according to the latest research by Centranekretnina.

Compared to May 2012, the requested real estate prices have fallen by 5.4 percent, while prices are down by 0.6 percent compared to last month.
In May 2013, compared to April, real estate prices in the Zagreb market are down by only 0.2 percent. On an annual basis, compared to May 2012, the requested real estate prices in Zagreb and its surroundings have decreased by 6.5 percent. It is important to note that the index is still below the level of 2006.
The average requested price of an apartment in Zagreb in May is 1,610 euros/m2, which is slightly lower compared to April (-0.3 percent), and 6.0 percent lower compared to May 2012.
Compared to the same period last year, the requested prices of apartments have fallen in all districts except in Gornja Dubrava, where the price is 0.5 percent higher than last year.
In only two districts in Zagreb, the average requested prices of apartments are above 2,000 euros. The most expensive apartments are still in the Medveščak district, with an average price of
2,236 euros/m2, followed by apartments in the Center district with a price of 2,058 euros/m2.
The lowest apartment prices are in Sesvete, where the average price in May is
1,165 euros/m2, and in Donja Dubrava, where the price is 1,369 euros/m2.

In addition to prices in Zagreb, real estate prices on the Adriatic are also declining annually (-4.0 percent). On a monthly basis, compared to April, real estate prices on the Adriatic are down by 1.2 percent.

The requested price of houses on the Adriatic in May was 1,532 euros/m2, which is 0.9 percent less than last month, and 4.8 percent less compared to May 2012.
The average price per square meter of apartments on the Adriatic is down by 0.7 percent compared to last month, while on an annual basis it is down by 0.8 percent, amounting to 1,977 euros/m2.
In addition to the Dubrovnik-Neretva and Split-Dalmatia counties, the requested prices of apartments are above 2,000 euros in the Primorje-Gorski Kotar county.
On the other hand, the most affordable vacation properties are weekend houses in the Lika-Senj county with a price of 1,626 euros/m2.
The average requested price of an apartment on the Adriatic is down by 2.3 percent compared to April, amounting to 1,606 euros/m2. Compared to a year earlier, the requested price of apartments is down by 2.3 percent.
When we look at the price movements of apartments in the largest Croatian cities, apartment prices in Split are down by as much as 12.8 percent compared to May 2012, while in Rijeka they have fallen by 3.1 percent. The average requested price of an apartment in Split in May is 2,131 euros/m2, while in Rijeka it is significantly lower, at 1,532 euros/m2. Apartment prices in Osijek have fallen by 1.0 percent compared to last year.
