Where it will be possible to buy an apartment for 1400 euros per square meter is a legitimate question. Because – although prices have fallen by about 5% compared to 2012 – the average price per square meter in Split is as high as 2301 euros.
The price of a square meter of an apartment on the Adriatic averages 1991 euros – which is a minimal decline compared to last year – and in Zagreb, the price is 1615 euros – 6.5% less than last year. Experts say – attractive locations will not benefit from the government plan.
– In Zagreb and Split, we do not expect that apartments will be found for 1400, that is for some other cities – Rijeka or Varaždin. In our opinion, the market should be stimulated through lower interest rates and subsidies – said real estate advisor Patrick Franolić for RTL.
And the market is dormant. In 2007, there were 66,000 real estate transactions, last year 35,000. However, contrary to the belief of many, the European Union and July 1 will not change either traffic or prices.
– They will not rise, Croatia has been a liberal market – we do not expect changes here. This will only reflect on a smaller part of the real estate in the coastal area and the capital city – says the president of the Real Estate Business Association, HGK Dubravko Ranilović.
Apartment prices will not rise for the time being, but rents should fall when the government finally achieves what it has set out in its strategy – to buy apartments and start renting them out.
A strategy should be developed so that people do not have to enter into loans, “said Minister of Social Policy and Youth Milanka Opačić.
More affordable rents for those who have less, and subsidized loans for those who have a little more. The government expects that this will calm the market.
