The Most Expensive Apartments Remain in Medveščak

According to the Real Estate Price Index of the Real Estate Center, the asking prices of real estate, although down 3.9% year-on-year, have fallen by 0.7% on a monthly basis.

In January 2013, compared to December 2012, real estate prices in the Zagreb market are down by 0.7%. Year-on-year, compared to January 2012, asking prices for real estate have decreased by 4.6%. It is important to note that the index is still below the level of 2006.

The average asking price for an apartment in Zagreb in January is €1,657/m2, which is slightly lower compared to December 2012 (-0.5%), and 4.7% lower compared to January 2012.
Compared to the same period last year, asking prices for apartments have fallen in most districts, except in the eastern part of New Zagreb and Gornja Dubrava.

The most expensive apartments are still in the Medveščak district, with an average price of €2,284/m2, followed by apartments in the Center district with a price of €2,074/m2.
The lowest apartment prices are in Sesvete, where the average price in January is €1,173/m2, and in Donja Dubrava where the price is €1,385/m2.
In addition to prices in Zagreb, real estate prices on the Adriatic are also falling year-on-year (-3.0%). On a monthly basis, compared to December 2012, real estate prices on the Adriatic are down by 0.7%.

On a monthly basis, the asking price for houses on the Adriatic in January was €1,613/m2, which is 0.3% less than last month, and 0.4% more compared to January 2012.
The average price per square meter of apartments on the Adriatic is 0.7% higher than last month, while it is 1.1% lower year-on-year, amounting to €2,014/m2.
The most expensive apartments are in the Dubrovnik-Neretva County where the average price in January is €2,727/m2, and in the Split-Dalmatia County where the price is €2,374/m2.
On the other hand, the most affordable vacation properties are weekend houses in the Lika-Senj County with a price of €1,629/m2.
The average asking price for an apartment on the Adriatic compared to December 2012 is down by 2.8% and amounts to €1,625/m2. Compared to a year earlier, the asking price for apartments is down by as much as 9.1%.

When we look at the price movements of apartments in the largest Croatian cities, apartment prices in Split are down by 3.1% compared to January 2012, while in Rijeka they have fallen by 3%. The average asking price for an apartment in Split in January is €2,320/m2, while in Rijeka it is significantly lower, at €1,557/m2. Apartment prices in Osijek have fallen by as much as 6.7% compared to last year.
