A total of 150,000 asking prices were observed, and only those with a highlighted price in the advertisements were taken into account. In the case of multiple listings for the sale of a property, the last listing is considered. According to the Real Estate Center, the average asking price for real estate on the Adriatic remained unchanged compared to December, while it increased by 4.9 percent over the past 12 months. Overall, the average asking price for real estate in Croatia in January 2009 did not record a significant change compared to the previous month. The Real Estate Center expects a continuation of the slight decline in prices in Zagreb and a continuation of stabilization on the Adriatic. A further decline in sales is also expected as most buyers purchase real estate with loans, and banks are announcing an increase in interest rates and tightening lending conditions. Those with cash will try to buy properties in attractive locations, counting on price growth in the future, the analysis states. (H)
